Disclosures

1) The Main deck areas are Teak covered and currently leak which has caused much interior Veneer damage over the past few years. This condition requires multiple deck repairs to rectify the problem; (removing the Teak deck material may be the best course of action). The effected interior damaged Veneer areas appear to be in the forepeak, galley, salon and aft cabin. (See the detailed photo’s showing some of the affected areas).
Note: the Flybridge and Trunk Cabin decks do nothave Teak; they are glass covered with traditional non-skid and appear to be in very good condition.
2)      The vessel has had the engines started; the generator started and the machinery operated but the boat has not been taken from the slip in a couple of years. The engines and generator appear to be in good condition and the owner has spent the money to keep them operational. The exterior of all of the engines look very good and the engine room I would rate about a 7 ½ in cleanliness.  It would not take much to bring it up to a 9.
3)      The bottom needs to be cleaned and it is about time for new bottom paint.
4)      Upper canvas condition appears good.
5)      The vessel exterior has been painted and looks to be in nice condition. (Paint shows luster).
6)     Steel Fuel tanks - history unknown  (fuel stable)
7)     Broker Disclosure Comments:   I have limited history on this vessel and can not guarantee anything.  I have listed what I have seen and what I am able to confirm.
The purchase price is set to offset the needed repairs.

Interior Walkthrough

Starting in the aft trunk cabin, this suite is very spacious and features a centerline queen berth, desk, hanging locker, wardrobe mirror; and dresser drawers.  The cabin has windows with blinds on three sides.  The in suite head has a vanity and mirror and tub/shower.  This suite has direct deck access through a hatch/door positioned aft and starboard.
The salon is very spacious and has access through the side deck doors from port and starboard.  There is a well-equipped compact helm positioned to the starboard side. There are large windows on all four sides of the salon to allow for plenty of natural light.  All windows have updated navy blue blinds.  There is a large L-shaped settee positioned to port.  The starboard side of the salon features a wide open space to arrange furniture of your choice.
The galley is down and to port.  It is very spacious ( a large space) and features a large Norcold refrigerator/freezer, stove with oven and double stainless steel sink. Three large double cabinets provide plenty of stowage and there are a number of drawers too.
The day head is positioned to starboard and it is quite nice sized and it offers a vanity with cabinets under.  There is a mirror; tub/shower configuration and overhead hatch for natural light and ventilation.
The guest’s cabin is located at the forepeak and offers a V-berth, cabinets with plenty of stowage and overhead hatch.

Exterior Walkthrough

The engine room access is through the deck hatches in the salon.  The engine room provides for a lot of space around the engines and generator making maintenance easy.
The aft deck has large access hatches to the lazarett. The side decks allow for good access to the deckhouse and forward deck.  From the aft deck and up one level to the trunk cabin deck - this area is great for entertaining.
The flybridge deck is up one level from the trunk deck level and features forward and aft facing seating and has quite a large open area. There is a double wide helm seat positioned to starboard. The bridge deck is a good place to gather and offers great entertaining possibilities. The Bridge has a Bimini enclosure on four sides.

MAJOR PRICE REDUCTION TO SELL THIS BOAT FAST- INCREDIBLE DEAL!     The 44 Marine Trader is a sturdy robust platform with a salty trawler look. This design appears timeless.
This two stateroom model offers roomy accommodations throughout the interior and exterior areas. There is a lot of room for sunning, entertaining and relaxing. This boat has had many past updates: interior blinds, upholstery, interior and exterior, heavy Aluminum bow rail, Aluminum upper deck railing, and Aluminum deck ladders. All of the for mentioned Aluminum fabrication looks like it was factory installed and add a greater degree of safety than the standard railings.
The newer Northernlights Lugger 8 KW generator has only 184 hours since installed. The Ford Lehman 120 HP diesels are showing 2806/2828 hours. There are some newer Furuno electronics at the upper and lower helm stations (see full specs for the list).
This vessel is being offerred at an extremely low price due to the fact that it needs exterior deck work and interior woodwork.... see disclosure.
